P&R Residential do everything to generate the best rental possible while minimising times of no rental income. Our tools and methods include, but are not limited to, advertising on our own web site and other most prominent property web sites such as Find a Property and Rightmove. To complement this highly effective way of marketing, we regularly post property updates to prospective tenants who have subscribed to this service when we are instructed on a new property. Regular advertising in local newspapers and distributions speeds up the process of finding “your” tenant even more.

Full Credit Checking – Safeguarding Your Investment

We understand the worries of letting your property to someone you most probably do not know. To protect your property and safeguard your investment, we carry our thorough credit checks on all prospective tenants. Not only does this process allow us to put your mind at ease, but it also is an essential prerequisite for our Rental Guarantee scheme.

Rental Guarantee

Whether you decide to take advantage of our Full Management Service or not, we are able to offer a RENTAL GUARANTEE for a small fee. However, if you instruct us to fully manage your property we will waive this fee and you will get our RENTAL GUARANTEE as part of the property management package FREE OF CHARGE for six months.
This policy offer is subject to satisfactory references and status of the tenant.

Drafting of Leases and Useful Reminders

It is part of our services to prepare and supply all the legal documents (Leases & Notices). Additionally we provide our landlords with practical legal advice to make the sales or letting process as smooth as possible guaranteeing the best returns possible.

Property Inspection

As part of our Full Managed Services, we inspect the property every 6 months of the tenancy to avoid those “bad surprises”. Our staff will carry out this inspection in compliance with a pre-defined check list, and a written report will be sent to the landlord stating the condition of the property and any corrective action required.

Property Surveys

We closely cooperate with Douglas Martin & Partners providing reliable Property Survey Services. Douglas Martin & Partners have more than 70 years of experience and cover all aspects of surveys from valuation to a Homebuyers report or a full structural survey for residential properties, for both purchasers and re-mortgage purposes. Rent Payments

It is part of our policies to collect rent on a calendar monthly basis. Further to that, we usually pay out to landlords on an agreed date of every month helping them to maintain a regular cash flow. Rents are paid by direct transfer into the landlord’s account.

Repairs – Payment Terms

As part of our Full Management Service we organise repairs based on the landlords instructions. It is our policy to consult our landlords regarding any work likely to exceed £150.00 (plus VAT). In any case we make sure all repairs are genuinely carried out by competent professionals to high standards.

Our Charges

We are proud to say that our charges are very competitive with discounted rates for managed properties. Even better, we offer special bulk rates to landlords of multiple properties (three or more).
